Sell and buy, or stay
A west-end or St. Albert house that raised kids is often quiet now. You can sell and buy a bungalow or a well-run condo, or stay and use a renewal or refinance to simplify the payment. Stairs, upkeep, and one income in retirement change the application even when the title has been yours for years.

Many right-size purchases sell first so you are not carrying two homes. If you buy with a large down payment from the sale, a small mortgage can still be cheaper than draining every dollar at closing. Condo fees and documents can erase the 'easier' story. Read them before you fall in love with a river-valley view.

What to bring if you have been in the house for years
The current statement, property tax, and a list of remaining debts. If one of you will be on a pension soon, say so. A bungalow with a shorter walk or a condo with a known reserve fund is a different product than the two-storey you have now. Jason will not treat them as the same payment.
