First Responder Mortgages in Edmonton

Shift work, overtime, and non-standard income require a broker who knows how to present your full earning picture to lenders.

Edmonton's firefighters, paramedics, police officers, nurses, and other first responders earn a significant portion of their income through overtime, shift premiums, and special duty pay. Not all lenders count this income the same way. Jason Scott understands how first responder compensation works and matches you with lenders who give proper credit for the income you actually earn.

The Overtime and Shift Income Challenge

Many first responders earn 20% to 40% more than their base salary through regular overtime and premium shifts. Some lenders only use base salary for qualifying, which can dramatically reduce your purchasing power. Others will average your overtime over two years, and the most favourable lenders may use a shorter averaging period or a higher percentage of your total compensation.

How Jason Helps First Responders

  • Income maximization. Presenting your pay stubs, T4s, and employment letter in a way that captures overtime, shift differentials, and allowances that less experienced brokers might miss.
  • Lender matching. Not every lender treats first responder income the same way. Jason knows which of the 20+ available lenders offer the most favourable income calculations for shift workers.
  • Schedule-friendly process. Shift rotations make weekday-only appointments difficult. Jason works around your schedule, including evenings and weekends when needed.
  • Long-term planning. Whether you are buying your first home, upgrading as your family grows, or investing in rental property, the mortgage should fit your career trajectory and pension timeline.

First Responder FAQs

Will all my overtime count toward qualifying?

It depends on the lender. Some use a two-year average of overtime, some use a percentage, and some only count guaranteed overtime. Jason matches you with lenders who maximize your eligible income based on your specific pay structure.

Does my pension affect my mortgage qualification?

Pension contributions reduce your net income but do not typically hurt your qualification. Lenders use gross income before deductions for qualifying purposes. However, having a defined benefit pension can be a positive factor in some lender assessments.

Can I qualify while still on probation?

Most lenders want to see that probation is complete or nearly complete. If you are within a few months of finishing probation, some lenders will proceed with a letter from your employer confirming permanent status upon completion. Jason can advise on timing.
