One payment only helps if the math is honest
You can lower the monthly number by rolling high-interest balances into the mortgage. See the long cost first.
Monthly relief versus decades of interest
Rolling cards or a personal line into a new mortgage can drop the monthly payment. It can also stretch a three-year problem across twenty-five years. Jason will show both numbers. He will not cheer the monthly relief without that trade. Legal fees and a break penalty come out of the benefit. If those eat the savings, wait for renewal or pay the cards down first.
When it is the wrong move
If the unsecured balances can be gone in a year of focused payments, say so. If spending has not changed, a larger mortgage is not a strategy. You typically need 20 percent equity left after a conventional refinance. Penalty and legal fees come out of the benefit.
Renewal is often the cheaper moment
Breaking early can erase the savings. Bring the statement and the other balances to a debt consolidation or renewal conversation.
What to put on the table
The mortgage statement, card and line balances, and a car loan if it is coming with you. Jason will show the new payment and the interest you would pay over the remaining amortization. If the unsecured debt is small enough to clear in a year, say so. A larger mortgage is not a budget.
